Tuscan Pines Villa, as we call it is situated on the edge of Tuscan Hills. It has limited through traffic because it is a small gated community. The villa is a deceptively spacious 5 bedroom single storey property and affords wonderful views to the rear (south) out onto an area of pine trees. Our guests experience greater privacy than provided by the majority of properties within the community as there is a full plot's width (approx. 40ft) between our villa and the next one to its right hand side.

Great American Homes describe our villa as having 2893 sq.ft. under roof. This is made up of a living space of 2228 sq.ft; a garage (games room) of 447 sq.ft; a lanai (covered patio area) of 171 sq.ft. and a covered front entrance of 47 sq.ft. In addition to this the internal screened pool area is 721 sq.ft.

The villa is filled with colourful silk flowers and has been decorated and furnished to an extremely high standard. We believe we have succeeded in conveying a bright, happy, Floridian feeling for our guests. That is certainly what we wanted to experience and we hope you do to.

There is a covered entrance at the front of the villa to protect guests from the elements whilst they open the lock box on the wall in order to obtain the front door key and open the villa.

Inside the foyer is a part tiled and carpeted floor protected by a door mat and rug.

The foyer is furnished with a shoe rack for the benefit of guests and a cottage style sideboard incorporating a wine rack. The sideboard displays information folders provided by our management company as well as our own welcome pack which helps you get to know our villa and the local area. The sideboard also has a guest book which we have provided to encourage your feedback.

The foyer is decorated with a floor standing silk plant and two pictures which introduce you to the Floridian theme of our villa.

You will notice that all wall switches are labelled for your convenience.

Ambient light is provided by a table lamp found on the sideboard. During the day natural light is provided by an ornate semi-circular window above the front door and by a vertical glass panelled area beside it. The panel has been covered with an opaque film for your privacy and security.

The foyer also allows access to the front master bedroom and en-suite.

The lounge or family area is approximately 23ft 8in by 14ft 4in and has a high cathedral style ceiling which is popular in Florida.

It is furnished in a comfortable cottage style and has a large Queen sofa and 2 large love seats, (3 piece suite in the UK) made from a blue fabric, a large pine coffee table with storage space beneath, 2 end tables with drawers and a behind sofa table again with drawers. There is a large part glazed matching entertainment unit which accommodates a 52 inch Samsung LCD television, a Sony PlayStation 3 (which plays Blue Ray DVD's) and a small selection of DVD films, PlayStation games and books to read. The unit also holds a good selection of popular family board games such as Monopoly, Chess, Clue (Cluedo) and Risk.

There are 3 table lamps which provide ambient lighting during the evening and a ceiling light which can provide additional lighting when needed. During the day natural light is provided via the 12ft wide patio doors and by a large roof top glazed skylight.

The formal dining area is approximately 11ft by 12ft and has a high cathedral style ceiling.

Although the large rectangular dining table is normally pre-set with dinner and silverware placements for 8 persons, the table does come with 2 extension leaves which allow it to comfortably accommodate 10 people. There are normally 2 armchairs and 6 chairs set around the table and these are wider than those normally available in the UK. Please note that 2 matching chairs from the Nook area can be used to seat 10 persons at the formal dining table.

The centre of the dining table displays a colourful floral arrangement whilst an ornate centre light provides sufficient lighting for guests whilst they are dining.

The Kitchen Nook area is approximately 10ft by 11ft 8in and has a conventional ceiling.

The large circular table in this area is convenient for either formal or informal dining. It will comfortably seat 4 people and the chairs around the table are of an identical design, colour and size to those used in the formal dining area. This table is normally pre-set with placements for 4 persons.

The centre of the Kitchen Nook table displays a themed floral arrangement whilst an ornate centre light provides ample light for guests whilst they are eating. Natural light during the day is provided by a window 6ft 2in wide.

There is an attractive floor standing silk tree in the corner of the kitchen Nook beside the large window.

There are 4 metal coated bar stools with wooden back supports, easily wiped vinyl covered swivel seats and foot rests, located within this area. They are placed at the 10ft long breakfast bar and provide additional informal dining facilities if or when required.

The tiled Kitchen is approximately 10ft by 11ft 8in and its lighting is mainly provided by strategically placed spot lights in the ceiling. A small amount of natural light does enter the Kitchen via a row of external glass tiles located behind the cooker.

The Kitchen is fully fitted with a large selection of modern, white, top and bottom cupboards. The breakfast bar and counter tops are in dark grey with a mock granite effect.

The Kitchen comes complete with a large pantry, an upright American style fridge/freezer/ice maker, cooker, hob, microwave oven, extractor fan with down- lighter, dishwasher, double sink including a waste disposal unit, kettle, 4 slice toaster, coffee maker, blender, 15 piece quality knife set and block and an electric can opener.

The Kitchen is supplied with chopping/cutting boards, worktop protectors, cooking utensils, and 2 separate sets of cutlery, crockery and glasses suitable for use indoors or outside around the pool area.

The Kitchen contains a Fire Extinguisher, Fire Blanket and a First Aid box for emergency purposes.

There is also a telephone with a fixed line connection sited in this area allowing guests to make free standard rate telephone calls anywhere within the United States or Canada. All other premium rated calls and International calls are blocked. However, information is available as to how calls from the UK from family and friends can be made at only 2p per minute using a UK landline. Yes that is correct! Only 2p per minute.

The Laundry Room is conveniently placed opposite the kitchen. It houses a large washing machine and a large tumble dryer that work extremely effectively. A large shelf above these two machines is used to store the iron, laundry basket and bucket. This room is where you will also find the vacuum cleaner, inside broom, dustpan and brush, clothes airer and ironing board.

Access to the Games Room is via the Laundry Room.

The double garage prior to its conversion was 20ft by 21 ft. The heating and air conditioning units have been enclosed but there is still access via double folding doors. Inside this area are kept the outside broom, dustpan and brush and wheeled Coolbox which are all available to guests. There is now also an owner's cupboard to which guests do not have access.

The current Games Room has an easily cleaned epoxy resin based blue flecked floor covering and painted walls. It remains approximately 20ft by 19ft and has been fitted with 2 fluorescent strip lights and 2 large fans incorporating additional lighting over the pool table.

The room has good quality sporting equipment inside. There is a 7ft pool table, a 7ft air hockey table with dual blowers and an electronic basketball game suitable for persons of all ages.

Inside there is also a metal circular bar table and 2 comfortable matching bar stools sporting the Miller Lite logo.

The Lanai is approximately 11ft 4in by 13ft 8in. It is covered to protect guests from the Florida sunshine. It has an overhead fan to help cool the area and lighting. It is accessed via the Lounge patio doors and from the grand master and rear master bedrooms.

The Lanai area has superior quality PVC tubular framed furniture with removable water resistant padded covers.

The area has a large rectangular table with 4 chairs and 2 recliners for the benefit of guests.

The inside screened pool area is 19ft by 38ft. The screen prevents unwanted garden debris and insects etc from gaining access to the pool area thereby keeping it tidier and cleaner. The screen does not block out the sun or the light but it does reduce the strength of any winds.

The pool is able to be heated if required. It is 26ft by 13ft with 3 steps into it at the shallow end and a full length seated area some 16in deep at the deeper end. The pool is approximately 2ft 8in at the shallow end and 5ft at the deeper end so diving is not permitted. It has a pool roller with pool blanket at one end which is used to keep the pool warm during the cooler winter months. The pool and spa can also be lit up at night and add a lovely glow to your evening dining.

The circular Jacuzzi/Spa adjacent to the pool has a diameter of 7ft. It has a single small step down to the seated area which extends around the remainder of the Jacuzzi/Spa. It can accommodate up to 6 persons at a time. It also has a blanket.

The pool area has superior quality PVC tubular and padded furnishings throughout. This consists of 2 chaise lounges, 2 recliners with ottomans/stools, 2 rectangular drinks tables and a towel stand. There is sufficient space for furniture from the Lanai to be brought onto the pool area.

There is pool volleyball and basketball available for older guests and basketball, pool balls and swimming aids/floats for younger guests. Something to keep everyone happy!

It is against Health and Safety Regulations to use barbeques within the confines of the pool and Lanai areas of our villa so the use of a barbeque is strictly prohibited.

This is the superior bedroom in the villa.

This double bedroom is at the rear of the villa looking out onto the pool area to which it has direct access. The room is approximately 15ft by 12ft and has natural light available from a window 6ft wide and a glazed door, both of which have blinds fitted. The room also has a centre ceiling fan and light which can work independently of each other if required.

The bedroom has contemporary, black furnishings consisting of a dresser supporting a large framed mirror, an American king sized bed (6ft 6in wide) and headboard, 2 nightstands with lamps. It has a 23in Samsung television, radio alarm clock and a silk floral arrangement.

The separate en-suite is luxurious to say the least! It is larger than the bedroom. It is accessed from the bedroom via a sliding door. It has a walk in shower with tiled seat, a twin corner bath and two wash basins incorporated within a large fully fitted vanity unit which has full width mirror and lighting above. The vanity unit has a soap dish and toothbrush holder and a floral arrangement on it. To the side is a further mirror, behind which is a medicine cabinet. The en-suite also has a large walk in closet which houses the safe. There is ample room for all your clothes, shoes, suitcases etc. There is a generous supply of complimentary towels and beach towels. There is a separate private toilet. Both the en suite and toilet have fans.
The en-suite also has an owner's cupboard to which guests do not have access.

This double master bedroom at the rear of the villa also has direct access out onto the pool area. The room is approximately 12ft by 11ft 8in and has natural light available from a window 3ft wide and from its en-suite glazed door to the pool, when the connecting sliding door is open. The bedroom has a centre ceiling fan and light which can work independently of each other if required.

The master bedroom has been furnished in an American traditional style and comprises a dresser supporting a large ornately framed mirror, a Queen sized bed (5ft wide) and headboard, 2 nightstands with lamps. It has a 23in Samsung television, radio alarm clock and a silk floral arrangement. There is also a large wardrobe/storage cupboard.

The separate en-suite has a bath with a fitted shower and curtain, a single hand wash basin incorporated within a fully fitted vanity unit which has a mirror covering the wall above it and lights. The vanity unit has standard accessories and a floral arrangement on it. To the side of the vanity unit is a mirrored medicine cabinet.
