WEEKLY RENTAL PRICES FOR TUSCANPINES VILLA DURING 2010.

These are the 2010 weekly rental prices for our exceptional 5 bedroom villa. (Not charges per person)

The prices include electricity, gas, water, air conditioning, heating, a cable television service in all rooms, standard telephone calls to anywhere in the United States and Canada plus a free FIOS internet service. Clean bed linen, ample towels, hairdryers, coat hangers, a linen basket for dirty washing and beach towels for use around the pool or to take to the beach etc are also provided for you. There is a complimentary safe for your valuables and a full alarm system. Please note that pool/spa heating costs are not included and can be purchased at a daily rate.

Our rental rates also include your Florida state sale and tourist taxes of 12%, preparing the villa for your arrival and final general surface cleaning after your departure. The price you see is the price you pay. Where else could you get value like that for such an exceptional property? To show you how economical our villa can be here are 2 examples. If 10 people share during our off season (Apart from the peak period) the weekly price equates to £8.21 or $13.14 (Exchange Rate used $1.6 to £1) per person per night. If 10 people share during our peak season the weekly price equates to £11.43 or $18.29 (Exchange Rate used $1.6 to £1) per person per night. Compare that with hotel prices which offer far less comfort, facilities, flexibility and freedom.

We will consider discounting our prices only for rentals of 3 weeks or more, to fill a particular gap in our rental diary, for late availability bookings and for returning guests.

We are able to organise any of the below listed extra services on your behalf, ready for your arrival through our management company. You can request some of these services after you have arrived but to avoid any delays or disappointments we do advise that you make your requests via ourselves prior to your arrival whenever possible.

Once we have received your requests we will contact our management company 14 weeks prior to your arrival to obtain a final costing which we will pass to you so that you can add the extra costs to your final payment 12 weeks prior to your arrival. If we do not receive the extra's payment as part of your final payment we will cancel your request with our management company. This will still enable you to try and obtain that service directly after your arrival.

Prices can also be obtained for taxi/limo services, hire cars delivered to villa, disabled scooter hire and birthday/anniversary sponge cakes.

We will initially accept an enquiry, a request for a brochure, an availability check or a provisional booking request over the telephone, by fax or by email. Where such a request is made by fax or email, our aim is that you will receive a reply within 24 hours.

Where a brochure has been forwarded to a potential customer a telephone call will be made within a week to see whether we can be of any further assistance.

For guests from UK: A provisional booking is held for 7 days to allow the party leader to return the villa owners booking form and non-refundable deposit of £150 sterling per week or part thereof. The booking form may be sent by post or as an email attachment. Payment must be by cheque and made payable to M & M Phillips. The address to post booking forms and cheques too will be provided to the party leader. After the deposit cheque has received bank clearance the villa owners will send a receipt and confirmation of booking letter to the party leader by post or as an email attachment.
For guests from other countries: A provisional booking is held for 10 days to allow the party leader to return the villa owners booking form and non-refundable deposit of US $225 per week or part thereof. The booking form may be sent by post or as an email attachment. Payment can be made either by US $ dollar bank draft directly to our US bank, via PayPal (3.5% surcharge applies) or to our US management company either by US $ dollar bank draft or credit card (4% surcharge applies) Relevant details to facilitate payment of the deposit will be provided by the villa owners. After the deposit has received bank clearance the villa owners or their management company will send a receipt and confirmation of booking letter to the party leader by post or as an email attachment.
Final Balance: The final balance together with a refundable security/breakages deposit of £250 sterling or US $375 will be due 12 weeks prior to your arrival date.

Late bookings made within 12 weeks of your arrival date will need to be accompanied by the full balance and refundable security/breakages deposit.

Once a final balance has received bank clearance you will be forwarded a receipt together with a detailed information pack which includes everything that we feel you will need or should know in advance of your trip.

Security/breakages deposits are not presented for payment until one week prior to your arrival at the villa and we look to return it to you within one calendar month of you leaving the villa.
Cancellation: We recommend that you take out holiday insurance at the time of booking in case you have to cancel your holiday. (See terms and conditions for cancellations made within 12 weeks of date of arrival)
Short stays: Stays of 6 nights or less will incur a cleaning charge of £65 sterling or US $100.
